The company’s primary objective is to source, acquire and deliver land and development opportunities for private and affordable housing.
To date ILG has been involved in the successful delivery of over 3,000 affordable and open market housing plots. Current opportunities both in the legal and planning system will see a further 2,000 plus units delivered.
With their knowledge and experience, and by working with an established team of consultants, ILG has a recognised track record of bringing development sites to the earliest conclusion possible while ensuring maximum value is achieved.
ILG is not reliant on bank funding and has the ability to purchase sites on an unconditional basis which may not have the benefit of a planning consent. The company’s structure enables it to make immediate decisions and has previously facilitated exchange of contracts within 48 hours. For those sites where planning is sought, we will bear the considerable costs and risks associated with obtaining planning consent.

Steve Brandon spent the first eleven years of his career working for various civil and structural engineering consultancies across the UK, and was largely involved with pre-purchase due diligence for developers and value engineering projects.
After leaving engineering consultancy, Steve moved into land and development consultancy, working for a number of companies and individuals on a freelance basis.
After six years Steve was head-hunted by David Wilson Homes where he was responsible for sourcing off-market land opportunities. Steve’s final move before establishing Inside Land was to work for a social housing specialist, where he both sourced land and facilitated transactions between housing associations and developers.
Steve’s main role within Inside Land is to source, maintain and manage investor’s portfolios and funds.
Tom Dickens graduated from Sheffield Hallam University with a BSc in Urban Land Economics and became a full member of the RICS (Royal Institution of Chartered Surveyors) in 2006.
Between graduating and joining Inside Land, Tom worked for Donaldson’s (retail agency and investment team) and international property consultants King Sturge (now Jones Lang Lasalle), where he specialised in development consultancy and all aspects of commercial and residential agency and investment.
Tom has over 15 years’ experience in the industry and generally focuses on affordable housing, residential, strategic land and commercial investments. Tom has recently secured planning consent on several strategic development sites and has also delivered a variety of affordable housing projects throughout the UK.
Jonathan O’Neill graduated from Nottingham Trent University with a BSc in Planning and Residential Development in 2004.
Post-graduation Jonathan joined David Wilson Homes and also worked for Bellway before being approached to join Bloor Homes as the Land Director for their Midlands Division in 2013.
Now with over 15 years’ experience in the house building industry Jonathan has worked on a variety of projects throughout his career from the acquisition of single owner development sites for immediate delivery, through to larger more complex multi-landowner strategic developments sites.
At Inside Land Jonathan’s primary focus is the acquisition of new residential development sites – both strategic and immediate.
Gareth Staff graduated from The University of Salford and began his career with Haslam Homes (now part of the Keepmoat Group) gaining invaluable experience in all disciplines of the house building industry, site management, commercial and land acquisition.
Since graduating Gareth has enjoyed a successful career in land acquisition with a number of the major Plc house building companies including Redrow, David Wilson Homes and Barratt. Gareth was responsible for all aspects of land acquisition from sourcing immediate and long-term land opportunities to affordable housing. Gareth has over 20 years’ experience in the industry and has acquired a portfolio of developments sites of varying sizes across the UK from both private and public sector bodies.
At Inside Land Gareth is primarily responsible for all aspects of land acquisition, affordable housing, strategic land and investment opportunities.
